This beautiful 3 bedroom, 2 bath home sits on 100 feet of gorgeous Perdido River/Bay waterfront with its own deep water dock. It is fenced on 3 sides and resides in a quiet waterfront neighborhood adjacent to a nature preserve.The home is in the Beulah suburb of Pensacola and is 8 min from the Escambia County Equestrian Center, 10 min from the Navy Federal offices on 9 Mile Road and 12 min to I-10. A great place for family and friends to gather for fun and relaxation! This private home is GROUND LEVEL - NOT ELEVATED, providing easy access for you and your guests. You won't have to lug heavy luggage and groceries up stairs to the living area at Dolphin House!The great room is very spacious, has a cathedral ceiling, plenty of seating and a large flat screen TV. There is a sleeper sofa that accommodates two guests. All TV's offer satellite television. The Great room opens to the Florida Room which has sliding glass doors on 3 sides providing incredible views of the water. The Florida room has walls and ceiling of knotty cedar, two very comfortable couches, as well as a dining table for 6. Guests spend most of their time in this room. Open the doors, close the screens and just let the wind blow through! The Master bedroom has a nice view of the water through French doors leading to the Florida Room. It features a comfortable queen bed, a nice TV, two closets , and a private bathroom with shower. The washer and dryer are conveniently located in a closet in the master bath.The second bedroom has a full bed and TV, but more importantly has a great waterfront view with a sliding door onto the spacious patio. The third bedroom has two twin beds and a TV. The 2nd bathroom is off the hallway between the 2nd and 3rd bedroom.The Kitchen has all electric appliances and offers ample counter space and a breakfast bar with stools. The Kitchen is well stocked with flatware, cookware and other cooking utensils.There is an office on the front side of the house and an adjoining screen room with a 2 person porch swing.On the waterfront, you will find a detached screened gathering room with two lounge chairs, a table and 4 chairs. The screening is tinted, and therefore this makes a wonderful place to read a book or fall asleep with a cool breeze and the sound of the water. Plus, the table is a great place for outdoor dinning.The dock is 70 feet long. On one side sits our boat on a boat lift. Unfortunately, I cannot rent the boat for use; however, if you want a boat during your stay you can bring your own and launch it in Lillian, AL, or rent one from a marina and use the dock to tie-up during your stay. Water at the end of the dock is about 5-6 feet in summer and 4-5 feed in winter, plenty for most boats. The dock is incredible for fishing and swimming. Standing on the dock, we have caught redfish, black drum, sheepshead, catfish, pinfish, bass (lots of bass), crappie, flounder, trout, and more. The home resides in an estuary. There are fish, birds and other wildlife everywhere. MOST remarkable are the dolphins that cruise by regularly, mostly in the morning. You will be sitting on the dock enjoying your morning coffee and get startled by the "whoosh" of a dolphin as it comes up to breathe during its morning breakfast of mullet.As you look out across the wide expanse of water, there are miles and miles of fresh and salt water fishing to be enjoyed. To the right are the Perdido, Blackwater, and Styx rivers. To the left is Perdido Bay which leads to the Intercostal Waterway, and the to the Gulf of Mexico.Kayaking and canoeing are very popular at our house. We provide a canoe for you to use to explore the area. Life jackets are provided. You are welcome to bring your own boats. Highlights of the property include: Beautiful Sunset Views, fenced in yard, cool deck for lounging, outdoor shower, great pier, wonderful fishing and boating, not to mention, it is so quiet you can hear a pin drop.
